Window Sash Repairs

Make sure to check the sashes of your windows regularly for damage, mildew, and mold. By catching these problems early, you can save money on repairs in the future.

The sash is the internal framing that can be moved vertically upwards or downwards in windows that are open. This article will show you how to perform several simple repairs to sash.

Weather Stripping

Wood window sashes provide the classic look to your home. When properly maintained, they will last for years. They can, however, get damaged or deteriorated over time due to exposure and normal wear and tear. Thankfully, sash repair experts can restore your windows back to their original condition and keep them looking great for much longer than newer replacement windows.

The first step for sash window repairs is addressing weather stripping, which is found on both the sash as well as the frame. If it's loose or worn out, it can lead to drafts and other problems. To fix it, start by finding your emergency window repair brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Then, take the sash off and mark its width and height to find new weather stripping that matches.

Next, remove the sash and set it on a table so that you can reach all four sides. Smooth the compound using a putty tool and let it dry at least a day. When the putty is fully cure it is possible to apply a topcoat of acrylic latex. This coating will protect the putty and give your sash a new look.

Sash Hardware

The hardware that supports window sashes can wear out over time and use. This can result in a repairing upvc door or a window that is difficult to open or close. The good news is that fixing and replacing this hardware is typically relatively easy and affordable. If you're having difficulty opening a sash, spray some oil into the jamb channel. Then slide the sash up and open to see if it resolves the problem. If not, the problem is most likely due to the sash balance and you'll have to take off the sash in order to access the hardware.

Ideally, window sashes must be able to open and close with minimal effort but this can be an issue if the weights become worn or if the sash's meeting rail isn't properly coated. This issue can be caused by a variety of factors, including the lack of maintenance or a mismatched weight rating for a particular window sash.

If the hinge arms of a window begin to sag, this can cause the sash to drag and eventually land on the frame in the corner that's in the opposite direction of the hinge arm (Photo 1). To correct the issue ensure that the sash is in the proper position within the frame's opening and take it off. If the sash has been fixed to the hinge arm, unbolt the hinge and replace it. (Photo 2). Install the new sash next (Photo 3).

Old windows, especially those in older homes, may be difficult to open and close because of sagging hinges and general inefficiency. In many cases it is a matter of making a few minor adjustments that can help these windows function smoothly and save homeowners money on energy bills.

It is crucial to have the tools you require before you start. Begin by marking the position of the hinge channel on the frame using pencil (Photo 1). This will help you get the channel back into the correct position after you've finished. Remove the sash and then remove all hardware, including the parting beads, cords, and chains that help to hold the sash. Heat gun with nozzle shield and a medium setting will soften any hardened putty. Take off the old sash and put it in a bag labeled.

Sash Weights

Sash weights can be changed to enhance the efficiency of your window sash and decrease the energy cost. Sash weights are made of heavy iron or lead cylinders that are encased in a concealed cavity and attached by ropes to the moveable window sash. These weights act as counterbalances and allow you to open and close the window without the need for mechanical or electrical devices. The sash-weights are typically disregarded or disabled by homeowners, and are turned into scrap when they break; therefore you may have to search for replacements.

It is difficult to recover the sash-weight that fell from the cavity, so you'll need to find one that fits properly. You will also require an additional piece of string, a length of the sash cord, as well as some sash pulleys to tie the new sash weights onto the sash cord.

Mortise and Tenon joints are used to join older wood windows. The wood pegs holding the components together can be removed with the use of a pin punch and hammer. The majority of these pegs are big on one side, and smaller on the other. It is crucial to remove first the smaller diameter sides. Over time, these cords can become damaged and make it impossible to raise windows. A new sash cord will give you the ability to move the sash up and down and keep it in place when it is opened.

The first step in replacing cords for sash is to locate and take out the access panels located in the jambs. These are usually fixed or screwed in and will need to be removed or moved. You may be able to use a hammer and chisel to prise them off however, it is always best to lay down dust sheets prior to starting any work.

After you have removed the access panel, you can begin working on the sash. Make the small parting beads (also called "tie rails") out of their grooves with a chisel or flat bar. It's important to be patient as they're often wedged or nailed in place. If the sash is still in place, pry the mortise-and-tenon joints out using a hammer or screwdriver, then remove each wood peg. It should now be possible to move the sash back and forth without difficulty, though it may require lubrication if it feels stiff.

With the sash open, measure enough sash cord/chain to extend from the pulley in the top of the jamb to the sash slot at the bottom. Cut the chain or cord and attach it in Step 6 above. You can employ a hammer and screws or nails, but nails are less likely to cause damage.

If you don't have an item that replaces the old counterbalance system it's best to keep the original balancing weights in place. It's not too expensive to purchase them from architectural salvage stores and they'll be easy to install once you've got the sash open. Depending on the size of your window, one or two sash weights could be needed to keep it open.
