Window Sash Repairs

Check the windows sashes regularly for damage, mildew, and mold. By catching these problems early, you can save money on future repairs.

The sash is the interior framing that moves vertically either up or down in windows that are open. This article will teach you how to make several easy repairs to your sash.

Weather Stripping

Wood window sashes give the classic look to your home and, when properly maintained, can last for a long time. They can, however, be damaged or degraded over time due to exposure and normal wear. Thankfully, sash repair experts can restore your windows back to their original condition and keep them looking great for longer than replacement windows.

Weather stripping is the primary thing to address when repairing double glazing sash windows. It is located on both the frame and sash. It can cause drafts if worn out or loose. To fix it, start by finding your window brand and the date on which the glass was manufactured (etched in the corner of the glass window repair or on the aluminum spacer between panes). Then, take the sash off and mark its height and width to find new weather stripping that matches.

Then, remove the sash from the holder and place it on flat surfaces to allow you to access all four sides. If your sash was double-hung, you must remove the weights with their ropes that should be buried in the jamb lining. After you have removed the sash using the utility knife, take off the old weather stripping by hand or using a putty blade.

After the sash is cleaned, you can replace the parting stops. These are long pieces of wood that are used to separate the two sashes. Pam prefers to replace them with standard 1/2-inch by 3/4-inch window trim from the lumberyard, however you could also use scrap wood.

Due to sagging hinges, and a general lack in energy efficiency, older windows, especially those in older houses, could be difficult to open or close. Many times just a few easy fixes can make these windows operate smoothly and help homeowners save money on their energy bills.

To complete these repairs to the sash it is important to have all of the necessary tools lined up before you begin. Begin by marking the location of the hinge channel on the frame using pencil (Photo 1). This will allow you to get the channel back in place correctly when you're finished. Remove the sash and take out all the hardware including the parting beads, cords, and chains that keep the sash in place. Soften any hardened putty with a heat gun set to medium and fitted with a nozzle shield. Remove the old sash, and put it in a bag that is labeled.

Sash Weights

After you have removed the access panel, you can begin working on the sash. Utilize a flat bar, or chisel to pry the tiny parting beads out of their grooves.
